Dormakaba Automatic Swing Door Operator Replacement & Installation – Colchester Hospital

Following an asset and conditional report during a service, it was highlighted the existing Besam automatic swing doors were at the end-of-life cycle as they were 20 years old. What is the purpose of a Conditional Report?

  • Are all assets present: Firstly, check that all assets are physically there or add if there are any additional, update the database. This needs to be monitored and updated regularly.
  • Assess operation: Do they work, are they safe and compliant? Check them for correct operation and functionality. Carry out any required PPM’s Preventative Maintenance and testing for compliance.
  • Identify Risks, defects or Hazards: It helps pinpoint any existing problems or potential issues that may arise currently or in the future.

Following a discussion with the customer, it was agreed that the entrance would need to be blocked off to allow the work to be carried out.

An alternative entrance was used and we had a method for removing all items so that people could escape in an emergency.

After designating a safe working area, we carefully removed the existing operators. The installation comprised of a pair of Dorma ED100s and on door safety sensors.

It is important that all installations of automatic doors have any risks designed out or any residual risks reduced to a safe level.

Also, the on-door safety sensors installed to both sides of the door to reduce the risk of the door opening or closing onto a person within the sweep area of the door.

On completion, the installation a risk Assessment Checklist as part of compliance to EN16005 and BS7036 was carried out and submitted to the customer. Lastly the asset list was updated with the new equipment as part of our on-going service contract with the hospital.
