Legal and Regulatory Requirements
The Health and Safety at Work etc. Act 1974:
This act places a general duty on employers to ensure the health, safety, and welfare of their employees and others who may be affected by their business activities. This includes ensuring that all equipment, such as roller shutters, is safe.
The Provision and Use of Work Equipment Regulations (PUWER) 1998:
PUWER requires that all work equipment, which includes powered roller shutters, is maintained in an efficient state, in efficient working order, and in good repair. This means regular inspections, testing, and maintenance are mandatory.
The Workplace (Health, Safety and Welfare) Regulations 1992:
Regulation 5 of these regulations specifically requires that “doors and gates” are maintained in an efficient state and in good repair.
Failing to comply with these regulations can lead to serious consequences, including fines, prosecution, and imprisonment in cases where negligence leads to injury. Many professional companies also require documented servicing to keep the product warranty valid.


Recommended Servicing Frequency
Standard Commercial/Industrial Shutters:
For shutters with a normal usage rate (e.g., up to 12 cycles per day), an annual service is often recommended as a minimum.
High-Usage Shutters:
For doors in busy environments with high traffic (e.g., up to 30 cycles per day), a service every four to six months is advised.
Fire-Rated Roller Shutters:
Because of their critical safety role, fire shutters are subject to more stringent regulations.
They must be serviced at least every six months to comply with the Regulatory Reform (Fire Safety) Order 2005.
It is essential to keep a detailed logbook of all maintenance, inspections, and repairs to demonstrate legal compliance.

All moving parts, such as the guide rails, hinges, and bearings, will be cleaned and lubricated to ensure smooth operation and prevent friction.
Safety Feature Testing:
Crucial safety features like safety edges, sensors, and anti-fall devices are thoroughly tested to ensure they function correctly. The manual override system is also checked for accessibility and functionality in case of a power failure.
Electrical Check:
For powered shutters, the engineer will inspect the motor, control panel, limit switches, and all electrical connections to ensure they are secure and safe.
Force and Tension Testing:
The balance and spring tension of the shutter are adjusted to ensure it operates smoothly and safely.
Logbook Documentation:
Our engineer will record the details of the service in a maintenance logbook, including any findings, repairs, and a declaration of the shutter’s operational safety.
